Kingston Home Sales in June 2026

There were 190 residential transactions in Kingston during June.

That's a slight increase from the 187 transactions recorded in May, continuing the consistent pace of activity we've seen throughout the spring market.

Year-to-date, Kingston has recorded 848 residential transactions, which is 3% lower than the same point in 2025.

While overall sales remain slightly behind last year's pace, transaction levels have remained relatively stable month over month, suggesting buyers continue to stay active despite changing market conditions.

Average Sale Price in Kingston

The average sale price in June was $654,000.

That's up from the $634,000 average sale price recorded in May.

Year-to-date, the average sale price now sits at $617,000, which is 3% lower than this time last year.

As always, average sale price should be viewed as a broad market indicator rather than a direct reflection of individual home values. Changes in the mix of homes selling—whether more entry-level properties or higher-end homes—can influence the monthly average without necessarily indicating that property values have risen or fallen across the board.

Days on Market

Homes in Kingston spent an average of 26 days on the market during June.

That's down from 32 days in May, indicating that well-priced homes are continuing to attract buyers relatively quickly.

Year-to-date, the average days on market is 37 days, which is 12% higher than the same period last year.

Although homes are taking slightly longer to sell overall compared to 2025, June's numbers show that buyer demand remains healthy, particularly for properties that are well-presented and strategically priced.

Months of Inventory

Kingston finished June with 4 months of inventory, up from 3 months in May.

Year-to-date, the market is averaging 4 months of inventory, compared to approximately 3 months at this point last year.

Generally speaking, around four months of inventory is considered a balanced market. Buyers have more selection than they did during the highly competitive years of 2021 and 2022, while sellers with desirable homes continue to see strong interest when properties are positioned well.

Looking at the Second Quarter

Now that the second quarter of 2026 has wrapped up, we have a clearer picture of how the market is performing beyond individual monthly fluctuations.

Compared to the second quarter of 2025:

  • Residential transactions were down 4%.
  • Average days on market remained unchanged at 28 days.
  • Average sale prices increased by 2%.

This tells an interesting story.

While fewer homes changed hands overall, properties that were priced appropriately continued to sell within similar timelines, and average sale prices actually showed modest growth during the busiest part of the spring market.

Rather than pointing to a dramatic market shift, these numbers suggest a market that's becoming more balanced—one where preparation, pricing strategy, and marketing continue to play an important role in achieving strong results.

Key Takeaway from June's Market

One of the biggest takeaways this month is that activity remains remarkably steady.

Transaction numbers continue to hold their ground, homes are selling faster than they did in May, and average sale prices have rebounded after last month's dip.

At the same time, inventory has increased slightly, giving buyers a bit more choice while still allowing well-prepared homes to perform strongly.

It's another reminder that today's market isn't defined by broad headlines alone. Local neighbourhoods, price ranges, and property types can all behave differently, making local market knowledge more valuable than ever.

What This Means for Buyers and Sellers

As we move into the summer market, Kingston continues to offer opportunities for both buyers and sellers.

For buyers, inventory remains healthier than it has been in recent years, providing more time to compare homes and make informed decisions. However, desirable properties that are priced appropriately continue to move quickly.

For sellers, buyer activity remains strong, but expectations have shifted. Professional presentation, thoughtful pricing, and strategic marketing are becoming increasingly important in attracting serious buyers and generating strong offers.

Whether you're planning to buy later this year or considering selling, understanding current market conditions can help you make more confident decisions.

Looking Ahead

With the first half of 2026 now complete, the Kingston real estate market continues to demonstrate stability despite slightly lower overall transaction volumes compared to last year.

As we move further into summer, we'll continue watching inventory levels, buyer activity, and pricing trends to see how the second half of the year develops.

We'll be back next month with another update to keep you informed on everything happening in the Kingston real estate market.
