The Challenge

Relocating to a new city comes with plenty of moving parts. For these buyers, there was also a relatively short timeline to work with.

The couple was relocating from the Ottawa area after one of them accepted a new job in Kingston. With work commitments changing quickly, they had approximately 30 days to find a home and begin making the transition.

They weren't first-time buyers, but their previous real estate experience had left them wanting more from the process.

When they initially began their Kingston home search, they were working with another Realtor. After viewing several properties, they still didn't feel they were getting the level of information and guidance they needed to make such a significant decision.

The Journey

Scheduling was one of the biggest logistical challenges.

The buyers weren't always able to be in Kingston at the same time, so when they were both available, we needed to make those visits count.

We used what they had already seen to narrow the search.

If they disliked one property because of its layout, location, or another specific characteristic, there was little value in taking them through several more homes with the same issue. Each showing gave us more information about what they actually wanted.

As the search progressed, their criteria became increasingly clear.

There was another hurdle, though: the closing date.

One of the homes they were interested in couldn't accommodate their ideal timeline. We explored another property that appeared more likely to work with their required closing date, but ultimately encountered a similar timing issue.

At that point, the decision became clearer.

If they were going to have to make the timing work either way, it made more sense to choose the property they genuinely preferred rather than compromise on the house simply to gain a slightly better closing date.

After conversations with their mortgage advisor and reviewing their work arrangements, they determined they could make the timing work.

That brought them back to the home that had stood out from the beginning.

There was another advantage with the home they ultimately chose: our team already knew the property exceptionally well.

That meant we weren't walking into an unfamiliar resale property.

The Results

Within approximately two weeks of connecting with our team, the buyers had successfully purchased their Kingston home.

They found a relatively new 2019-built home that offered the turnkey experience they were looking for, including:

  • A mostly finished basement
  • A fenced backyard
  • The spaces they needed for everyday life
  • Convenient access to the parts of Kingston important to their routine
  • Minimal immediate work beyond a few cosmetic updates

The closing date was slightly later than they had originally hoped, but the home itself was a much better fit.

And timing was particularly important in this case: the couple was also getting married the same week they were moving.

The Reflection

This experience was a good reminder that a successful relocation isn't necessarily about finding a home as quickly as possible. It's about helping someone become comfortable enough with a new market to make a well-informed decision within the time they have.

For these buyers, that meant anticipating questions, providing straightforward recommendations, explaining the differences between Kingston neighbourhoods and being available when concerns came up.

It also meant knowing when not to let the timeline dictate the decision. The property they purchased couldn't offer their perfect closing date. But once it became clear that timing would require compromise regardless of which home they chose, we helped them look at the bigger picture.

The better question became:

Which home are you going to be happiest you chose once the relocation itself is behind you?

In the end, they chose the home that checked the boxes that would matter long after moving day.
