The Challenge
Our clients were preparing for a major life change: their first child was on the way, and their current semi-detached home was starting to feel too small for the next chapter. They wanted to move into a larger home in Kingston’s west end, ideally in a family-friendly neighbourhood with good schools, nearby parks, and enough room to grow.
The challenge was that they didn’t want to list their current home until they had found the right next property.
That meant once they did find a home they loved, the timeline became very tight.
They needed to move quickly on the purchase while also preparing and selling their existing home fast enough to make the entire move work.
There was also some due diligence required on the new property. A noticeable squeak in the main-floor flooring raised questions about whether there could be a larger structural issue. Before moving forward, we wanted to make sure the buyers understood exactly what they were purchasing.

The issue turned out to be relatively straightforward rather than structural. The flooring simply hadn’t been secured as effectively as it could have been, and because the buyer was handy, it was something he felt comfortable addressing himself after closing.

On the selling side, the strategy shifted immediately. Their existing home had been well cared for and included a basement rental that had helped supplement the owner’s mortgage for years. Rather than marketing it only as a traditional residential property, we also highlighted its potential from an investment perspective.

The home held a lot of sentimental value. It had been the husband’s first purchase, and he had owned it for roughly a decade. It was also the place where the couple began building their life together.
