Kingston Home Sales in July 2026
There were 164 residential transactions in Kingston during July.
That’s down from the 190 transactions recorded in June, representing a slowdown in month-over-month activity as we move further into the summer market.
Year-to-date, Kingston has seen approximately 1,012 residential transactions, which is down 3% compared to the same period last year.
While July activity slowed compared to June, overall transaction levels remain relatively close to what we saw at this point in 2025.
Average Sale Price in Kingston
The average sale price in July was $678,000, up from $654,000 in June.
Year-to-date, Kingston’s average sale price now sits at $630,000, which is just 1% lower than the same period last year.
July’s increase is worth noting, but as always, one month’s average sale price shouldn’t be interpreted as a direct increase in the value of every home in Kingston.
The mix of properties sold during a particular month — including their location, property type, size, and price range — can have a significant impact on the overall average.
Looking at the year-to-date figure provides some additional context. At $630,000, Kingston’s average sale price remains relatively consistent with where it stood at this point last year.
Days on Market
Homes in Kingston spent an average of 37 days on the market in July.
That’s up from 26 days in June, meaning properties generally took longer to sell last month.
Year-to-date, the average also sits at 37 days on market, which is 10% higher than during the same period last year.

Year-to-date, the market is also averaging four months of inventory, which is the same as this point last year.

That doesn’t mean every property is sitting on the market.
Homes that are positioned correctly — particularly those that are well-priced and show well — can still generate strong interest.
