Location: Kingston, Ontario
Client Type: Military Relocation – Family of four with two young children
Timeline: 1 week house-hunting trip (with 1-month prep period before arrival)
The Challenge
When a military family relocated from Petawawa to Kingston, they faced the classic “house-hunting trip” crunch. With just seven days to find and purchase a home. Traveling with two kids, staying in a hotel, and viewing multiple properties in a short window made the process even more stressful. They needed a three-bedroom home with a backyard for their dog, ideally near good schools, all within a strict relocation budget and schedule.
Our Approach
Phil started preparing a month in advance. Through virtual meetings, we explored different styles of homes and neighbourhoods to refine their preferences before their arrival. By the time they reached Kingston, we had curated a shortlist of about 15 properties that met their needs.
To make the most of their limited time, we also pre-booked a home inspection for the end of their trip — ensuring that once the right property was found, we could move forward immediately. The schedule was designed for efficiency: property tours from Monday to Wednesday, offer submission midweek, and inspection by Friday.
The Journey
Their first day of showings included a standout property that was listed below market value. Although they loved it, the home ultimately sold over their budget. Instead of losing momentum, the experience helped them better define priorities and stay confident in the process.
By midweek, we found a semi-detached home in a quiet Kingston neighbourhood — a five-minute walk to local schools, a spacious backyard ready for fencing, and plenty of family-friendly amenities nearby. We negotiated a modest price reduction and secured the home before their departure.
The Results
Timeline: Offer accepted and inspection completed within the 7-day house-hunting trip
Outcome: A smooth transition for the family into a well-located home that checked every box — space for the kids, room for the dog, and peace of mind before their move
The clients expressed relief and gratitude for how streamlined the experience was. Despite the pressure of their timeline, they left Kingston with a home that fit both their lifestyle and budget, a true success story for a military relocation.
