MoveSmart Kingston Final Walk-Through Checklist for Home Buyers

Your final walk-through is one of the most important steps in the home-buying process. It’s your last opportunity before closing to confirm the property is in the condition you agreed to purchase, free of surprises.

Included is a downloadable checklist designed to help home buyers feel confident, organized, and protected before possession day.

When to Do Your Final Walk-Through

  • Schedule 1–2 days before closing
  • Ensure the seller has fully vacated the property
  • Bring your Realtor so any issues can be addressed quickly

MoveSmart Tip: The goal isn’t perfection—it’s confirming nothing has changed since the Agreement of Purchase and Sale was signed.

What to Bring With You

☐ Agreement of Purchase and Sale

☐ Any amendments or written repair agreements

☐ This checklist (printed or on your phone)

☐ Phone or camera to document concerns

☐ Notepad or notes app

☐ Your favourite Realtor 😉

Quick Arrival Check

Before going room by room, take note:

☐ Is the home completely vacant?

☐ Are all included appliances and fixtures still present?

☐ Has anything been left behind (garbage, furniture, debris)?

☐ Does the overall condition match your expectations based on the agreement?

Exterior Walk-Through Checklist

Focus on changes since the agreement, not long-standing cosmetic issues.

☐ Roof and gutters appear intact

☐ No visible new damage to siding, brick, or foundation

☐ Garage doors open, close, and lock properly

☐ Walkways, steps, decks, and railings feel secure

☐ Landscaping is in the same condition as when purchased

☐ No garbage or unwanted items left outside

If applicable:

☐ Pool equipment is operational or properly winterized

☐ Sprinkler or irrigation system works or is winterized

☐ Detached garages, sheds, or structures are empty and undamaged

Interior Walk-Through Checklist

Go room by room and take your time.

Doors, Windows & Structure

☐ All doors open, close, and lock properly

☐ All windows open, close, and lock properly

☐ No new cracks, holes, or damage to walls, ceilings, or floors

☐ No new water stains or signs of leaks

Utilities & Systems

☐ Electricity is on and outlets work

☐ Water pressure is normal throughout the home

☐ Gas service is on (if applicable)

☐ Heating and cooling systems run (seasonally applicable)

☐ Bathroom fans and range hood fan work

Appliances (Included in the Sale)

☐ Stove and oven turn on

☐ Dishwasher runs

☐ Washer operates

☐ Dryer turns on and heats

☐ Refrigerator and freezer are cooling properly

Plumbing

☐ Run hot and cold water at all faucets

☐ Sinks drain properly

☐ Toilets flush and refill correctly

☐ No visible leaks under sinks or around toilets

Fixtures & Finishes

☐ All light switches and light fixtures work

☐ Ceiling fans operate correctly

☐ Doorknobs and locks are secure

☐ Cabinets and drawers open and close properly

☐ Bathroom fixtures, mirrors, and accessories are intact

☐ Blinds and window coverings are present and functional

Confirm Agreed-Upon Repairs

If repairs were part of your purchase agreement:

☐ All repairs are completed

☐ Work matches what was outlined in writing

☐ Repairs appear professionally done and satisfactory

Important: Always rely on written agreements—not verbal conversations.

What If You Find an Issue?

This is exactly why the final walk-through matters.

If a problem arises, your Realtor will communicate with the seller’s agent. Common solutions include:

☐ Delaying closing until repairs are completed

☐ Negotiating a credit or holdback of funds

☐ Exploring alternative solutions with your real estate lawyer

Document concerns immediately and address them before closing day.
