Timeline The sellers knew they wanted to move but weren’t certain when the right opportunity would come along. Because of that uncertainty, we took advantage of the time we had and prepared the listing early.
We arranged for professional listing photos during the fall months, when the property’s backyard and pool area look their best. Having the media ready meant that once the right purchase opportunity appeared, we could move quickly.

The Challenge
Our clients wanted to secure their next home before listing their current property.
After months of looking, they eventually found a home they wanted to purchase when it returned to the market at a lower price. Their offer was accepted, conditional on the sale of their existing home.
The timeline suddenly became tight.
With young children, a dog, and busy work schedules (including shift work), managing showings would already be challenging. Shortly after accepting an offer on their home, the sellers of the property they were purchasing informed us another buyer had submitted an offer, which meant our clients had just 24 hours to remove their conditions.
Everything suddenly had to move faster.

With strong media prepared and the home showing well, the next focus was ensuring maximum exposure to the right buyers immediately after launch.
The Journey
The listing went live on a Tuesday, and buyer interest was immediate.
Within hours of the first showing, an offer came in that was good, but we knew additional buyers had already booked showings, so we allowed more people to view the property before making a decision.
Over the next two days, the listing saw heavy showing activity. With strong interest building, we set an offer presentation date to allow all buyers the opportunity to view the home.

- Buyers generated 2,134 engagement actions, including 1,767 photo views and 185 virtual tour interactions, showing strong interest in the listing media.
- The listing was added to favourites 86 times, indicating many buyers were seriously considering the property.
These metrics showed that buyers weren’t just seeing the listing, they were actively exploring the details, photos, and virtual floor plans.
By Thursday evening, two strong offers were on the table.
The sellers selected the offer that best aligned with their goals, and the home was conditionally sold by 9:30 PM that night.
But the situation escalated again shortly after.
The sellers of the home our clients were purchasing notified us that another offer had been submitted, giving our clients 24 hours to remove their conditions.
To make that possible:
